Leasing

We do not consider the act of locating a willing tenant to be the only objective of leasing. Our service is designed to ensure a success oriented Landlord/Tenant relationship by doing the proper work in the beginning.

The property will not be taken off the market until a lease is signed and deposit paid. We do all the marketing, including a published and mailed rental list, entry on several bulletin boards, newspaper and other advertising. Our agents arrange and perform all showings, and we also cooperate with many of the local brokers & sales agents for lease showings (paying them a commission for an accepted tenant).

Once we receive a completed, signed application, the qualification process begins. A thorough background investigation is completed, including employment verification, check references and a credit report. If the applicant meets the determined guidelines, we then prepare the lease, get all prorations, first month’s rent and security deposit.Our fee of one month's rent will be deducted from the monies collected from the tenant at the lease inception.

Prior to possession we will make arrangements to transfer the appropriate utilities and perform a detailed inspection report on the property to document the existing physical condition of the property. We review the Lease, the Landlord Tenant code, and general procedures with the tenant at the time of signing. Any proceeds to be credited or forwarded and copies of documentation will be sent to the owner in about two weeks, completing our Leasing Service.
